The original Hobbitown set was deconstructed after the first trilogy. When they decided to do the "prequel", they rebuilt the whole area and the farmer who owns the land negotiated that this time they would leave it intact so this is that setup. The tour brings you past certain areas that were used to house the hundreds of workers and explains how it was all built. The recent addition of two identical furnished "Hobbit Holes" is great as the set designers really used their talents to give you a feeling of what their vision of Hobbit lifestyles were like. The other holes also were created to provide different size differences to be used to allow for visual gaming of size perspectives - like putting a tall person in front of a smaller blue hole while a smaller person in front of a taller identical hole. Regarding hills, it is built on the side of a hill. I had had a second total knee replacement 1 year prior to my trip but had worked hard to get to the point that hills would not be a major issue. There was one woman in our group who did have issues and was brought around by golf cart. However, she did miss some of the areas because the cart was wider than the walking paths.
