I was there over Memorial Day weekend 2022... and IF my memory serves me correctly when you enter to park you do walk around to the side of the building to enter. There is an incline in the grade of the land as you walk around the building and up a small incline. Then there is a stircase you go up outside which may have been about 8 steps to go in the door and then you immediately go up a staircase to the area where you wait for the tour to begin. I remember that as being a fairly large set of stairs. Maybe 15+??? But you do get to sit and wait for the tour to begin so if you arrive at the earliest allowed that would give you time to casually take your time to work your way through all that and rest before the tour begins. The building is 3 levels and you do have to take the stairs from floor to floor which I would say are like what you would expect in an old school. It is a walking tour so it is 2 hours of standing, walking and stairs. As you would imagine there really arent places to sit throughout but when you are along those front corridors where the openings are theres ledges that run all along there when you can sit. I have lower back issues and with my pain meds I did ok - but I also traveled from NE to go and was not going to miss it! We did the 2 hour tour and had an hour break and returned for the 8 hour overnight. We did take breaks on the overnight to sit on stairs or on floor at points but made it through the 2 hour tour ok. If you have concerns I'd email them and also tell them when you arrive. I found the team to be absolutely wonderful and would be pretty certain they would have suggestions to accommodate or maybe even point out a place for you to sit and rest while they are presenting history or at points where they give maybe 15 minutes to free roam a particular area they could also show you a place to sit and rest. I hope it works out for you. It's truly an amazing location and like I mentioned their staff is absolutely amazing. They love Waverly and its obvious by the passion they put in to their work.
